What you see on these pages is a curated few. The greater part of our work is conducted privately— between principals we have known for many years, on terms agreed long before a contract is drawn. These residences are seldom photographed, never named, and do not appear on any portal.

Non-residents may purchase Japanese real estate freely. Permanent residence is not required.

Freehold title, registered

Most ultra-prime residences are freehold (所有権). Title is registered with the Legal Affairs Bureau under your name or your structure.

Tokyo prime yields stability

Prime Tokyo residential is the lowest-volatility ultra-prime market among major global cities (Knight Frank PGCI, 2024).

Yen still favourable

At current USD/JPY levels, prime Tokyo residences trade at a 30–35% discount to their pre-2022 dollar-denominated highs.

Note on 2026 regulatory changes

From April 2026, all non-resident acquisitions — including those for personal occupation — require notification to the Bank of Japan under the revised Foreign Exchange Act. Gratiance handles the filing on your behalf and coordinates with bilingual counsel for any properties affected by the Important Land Investigation Act. Can foreign nationals buy property in Japan?
Yes. Non-residents may purchase Japanese real estate under the same conditions as citizens — there is no nationality restriction and permanent residence is not required. Foreign buyers acquire the same freehold rights as domestic buyers.
Is the title freehold?
Most ultra-prime residences are freehold (所有権), registered with the Legal Affairs Bureau under your name or your chosen structure. Ownership through a special-purpose company or trust is routinely accommodated.
What does “off-market” or “by introduction only” mean?
These are residences that never list publicly — seldom photographed, never named on portals. They are sourced through a network of owners, developers, and trusted intermediaries built since 2012, and introduced privately, in confidence, upon enquiry.
What is the typical price range?
Ultra-prime. Representative residences in Minato, Shibuya, and Chiyoda currently range from roughly ¥1.0 to ¥1.7 billion, though a portfolio of more than thirty-five residences is represented at any time — most introduced privately rather than listed.
In which languages can you represent me?
